We believe conveyancing should be transparent and easy to understand. Below are answers to some of the most frequently asked questions about buying, selling and remortgaging property.

General Questions

Who are Conveyancing Warehouse?

Conveyancing Warehouse is a specialist division of Roberts Solicitors, regulated by the Solicitors Regulation Authority. We provide low-cost, fixed-fee conveyancing while maintaining high professional standards.

Who will deal with my transaction?

Your matter will be handled by a qualified Solicitor or experienced File Manager, supervised by one of the firm's directors.

Why are your quotes so competitive?

We do not pay referral fees to estate agents or brokers and operate efficiently online. These savings are passed directly to our clients.

Does a lower fee mean lower service quality?

Absolutely not. We combine competitive pricing with a personal, responsive service. You can speak directly to the person handling your file.

Do you charge extra to act for my mortgage lender?

If you have a mortgage, additional work may be required. Fees are typically £50+VAT per mortgage on sale/purchase and £95+VAT for limited companies. Third-party lender solicitor fees may apply in certain circumstances.

What happens if my transaction falls through?

We operate a “No Move – No Fee” policy for standard residential transactions that fail through no fault of your own. Disbursements already paid remain payable.

What type of property do your quotes apply to?

Our quotes apply to standard residential properties in England and Wales. Commercial, agricultural or limited company matters may incur additional fees.

What happens after I instruct you?

We open your file immediately, notify relevant parties, and send you confirmation documents and initial forms to begin the legal process.

Why are leasehold properties more expensive?

Leasehold matters require investigation of the lease, landlord enquiries and management company documentation, which involves additional legal work.

Why are new build properties more expensive?

New builds require review of planning permissions, building regulations compliance and warranty documentation.

Why are shared ownership properties more expensive?

Shared ownership transactions involve housing associations and additional documentation, increasing the legal work required.

Can you guarantee the quoted price?

We provide fixed fees for standard transactions. If unforeseen complexities arise, we will inform you before any additional costs are incurred.
